Plan is then drawn up showing test pit location, septic system, house, well, and driveway for the new proposed lot. Check road frontage requirements by municipality ( can you create a lot with no frontage)

Arrange meeting with client set up an excavator to dig a test pit or test pits all depending on the size of land to be subdivided.

Excavate a test pit ensuring separation distances have been met.

Based on the test pit the lot will be sized based on the soil conditions.

A preliminary plan is then drawn up showing test pit location, septic system, house, well, and driveway for the new proposed lot.

This info is then submitted to Department of Environment who may comment regarding the suitability of the new lot to meet width requirements, size requirements and separation distances.

The municipality may comment regarding there bylaws ( road frontage requirements or installation of a culvert ). The province may comment regarding stopping site distance.

Once the municipality receives comments from all parties and they are stisfied you can then choose a surveyor to draw up the final plans which the municipality approves. That paperwork is then sent to the province where a PID ( property identification number ) number is then assigned by the province.
